The Cypress Creek Reserve Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on September 17, 2024 by the Board of County Commissioners of Polk County, Florida, Ordinance No. 2024-060 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Cypress Creek Reserve CDD is located entirely within Hernando County, Florida, and covers approximately 404.48 acres of land. The site is generally located southwest of Merigold Avenue and northwest of Lake Hatchineha.
The District is presently expected to finance, construct, and install improvements and facilities to benefit the lands within the District in four (4) phases over an estimated six (6) year period from 2025 through 2031.

A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
